Ocala Farms and Land

Let's Find Your Place in Ocala’s Horse Country

A great Ocala farm property is more than a beautiful view. It has to work for the life you want to build there. Maybe that means an expansive Ocala horse farm with room to ride, a few acres for a garden and animals, a working cattle property, or vacant land where you can start from the ground up. At It’s All About You... Real Estate, LLC, we help buyers and sellers navigate farm and land transactions throughout Ocala and Marion County. We know the questions to ask because farms, horses, and rural properties are part of our own lives.

Farm Girls at Heart, With Experience to Match

Broker Melissa Townsend brings a background in farm management and equestrian facility design to every conversation. She has hands-on experience with thoroughbred breeding farms producing Kentucky Derby and Breeders Cup runners; polo competition and polo pony conditioning needs; FEI Dressage training facilities; and large-scale community boarding stables that serve a variety of equestrian disciplines. Melissa understands how decisions about land, barns, riding arena surfaces, fencing, and daily operations can shape the way a property works.

Lisa lives on her family’s 1848 homestead property in east Marion County with a long, 5-generation history of agriculture production, now used primarily for raising cattle and producing timber. Cynthia is a pleasure rider with a Tennessee Walker and lives on a Summerfield mini-farm with chickens, raised garden beds, and a goat named Gary who keeps things interesting. Her daughter is an active participant in the Marion County 4-H Youth Development Program.

Together, we bring a firsthand perspective to properties of many sizes and uses, from established horse farms and working acreage to modest homestead properties and vacant parcels full of possibility. We know Marion County land and we want to walk it with you.

Looking Beyond the Farm Listing

Reviewing the many farm and land listings and visiting Ocala farms for sale can be an overwhelming experience without professional guidance. The buying process should start with identifying your goals. Before falling in love with a stretch of pasture or a stand of live oaks, it helps to understand what the property may support and what deserves a closer look. A Realtor who understands the local market can help you recognize fair pricing and identify opportunities that match your budget and goals, while avoiding spending time on farms and properties that don't fit your needs.

We help clients examine soil types, topography, flood zones, watershed, tree and grass species, zoning, and deed restrictions in light of how they hope to use the property. We also look at practical questions about access, existing improvements, fencing, utilities, and the layout of the land. When a question calls for specialized advice or testing, we help identify the right professional to evaluate it.

For sellers, this same attention helps us tell a farm property’s story accurately. A well-planned barn, useful pasture layout, established garden, or thoughtfully placed home site can matter greatly to the right buyer. We work to understand those features and present them with the detail they deserve.

Professional representation also gives you support when important decisions arise when buying or selling farms and land. From weighing an offer's terms to understanding the next steps in a transaction, having an experienced advocate helps you protect your interests and move forward with greater peace of mind.
